Phu Quoc Beach House Rental: What to Check Before Booking

By Alex Nguyen · Updated October 2026 · 8 min read

Phu Quoc beach house rental beside a sandy beach
Quick answer (TL;DR)
  • In the local market, “beach house” often means a standalone villa, bungalow, or small villa compound rather than a single hotel room.
  • Long Beach has the widest choice, while Ong Lang is quieter and Khem Beach is mainly resort-based.
  • One published Long Beach example, Sea La Vie Beachfront Villa, starts from $218 per night.
  • Check satellite imagery, request a video walk to the sand, and ask if a road or another property sits between the house and beach.
  • Book 2–3 months ahead for December–February; June–October is usually the easiest period for late availability.

What Does “Beach House” Mean on Phu Quoc?

In Phu Quoc, “beach house” usually means a standalone villa, bungalow, or small villa compound marketed for private use, not simply a hotel room beside the sea. Some have direct sand access, while others are 400 m or more inland, so the listing needs careful checking.

The phrase is used loosely. A house might have two or three bedrooms, a kitchen, a terrace, and a private pool. It might also be one bungalow inside a larger property with shared gardens and a shared route to the water. Ask for the exact unit, not just the property name. Our accommodation types guide explains the differences between villas, bungalows, apartments, and resort rooms.

A useful comparison is Phu Quoc Villas, which is listed as 0.9 miles from the beach and a 17-minute walk. That can still be a good holiday rental, but it is not the same product as a house with a gate opening onto the sand. I always separate “near beach” from “beachfront” when speaking with guests.

Which Areas Have Direct Beach Access?

Long Beach has the broadest choice of whole-house and villa-style rentals. It stretches roughly 20 km along the west coast, although much of the accommodation sits behind the coastal road. The southern and quieter sections are more likely to feel residential, while the northern section near Duong Dong has more traffic and restaurants.

Ong Lang has smaller beach sections and a more spread-out feel. Some compounds sit directly beside a cove, while others are inland among local roads. Duong Dong is about 10 km away, so this area works better for guests happy to use a motorbike or taxi for supplies. See our Ong Lang accommodation guide before choosing a location.

Khem Beach is a different proposition. New World Phu Quoc Resort is an all-villa resort facing Khem Beach, but that does not mean every Khem Beach listing is an independent private house. In the south, confirm the operator, the level of privacy, and whether the pool belongs only to your villa.

Bai Sao is better known for day visits than for a large selection of whole-house rentals. The beach is about 28 km by road from Duong Dong, so staying there changes the rhythm of a trip. For a wider choice of shops, restaurants, and transfers, compare the area with our island area guide.

What Does a Phu Quoc Beach House Rental Cost?

A Phu Quoc beach house rental can range from a simple bungalow to a high-end private villa, and published rates vary by beach, bedrooms, pool, and season. One Long Beach example, Sea La Vie Beachfront Villa, starts from $218 per night, while current local listings should be checked for exact dates.

That $218 figure is a starting rate for one named property, not an island-wide average. A private pool, several bedrooms, uninterrupted sea frontage, and a staffed resort setting will all change the price. Compare the total booking cost, including cleaning, taxes, deposits, and extra guest charges, rather than comparing the nightly headline alone.

The same house can also price differently across the calendar. December through February is the period I tell guests to plan earliest. March through May and November are often easier for availability, while June through October can bring more room for late booking or a rate discussion. Our seasonal rental price guide gives more context.

For monthly stays, ask for a separate quotation rather than multiplying the nightly figure by 30. Electricity, water, cleaning, internet, and pool maintenance may be handled differently. If you are staying for several weeks, our long-term versus short-term guide is the more useful starting point.

How to Check That a Listing Is Really Beachfront

Check the property on Google Maps satellite view, ask the host for a video walk from the door to the sand, and confirm whether you must cross a road or another property. These three checks reveal more than the phrase “beachfront” in a listing title.

I also ask for the walking route at high tide if the property sits beside a small cove. A photo taken from a balcony can hide a wall, a public road, a restaurant, or a neighbouring resort below it. Ask for a pin, then compare that pin with the entrance shown in the video. Our beachfront accommodation guide covers this check in more detail.

“Private beach” needs the same care. Beaches in Vietnam are generally public, so the house may have a private access path, a private terrace, or loungers managed by the property. It does not necessarily own the sand. Ask what remains available to non-guests and whether beach furniture is included.

Finally, verify the practical details before sending a deposit: the number of bedrooms, pool privacy, kitchen equipment, check-in contact, cancellation terms, and the route for a car or taxi. A house that looks remote on the map may be 15 minutes from the nearest shop, which matters with children or a late arrival.

When Should You Book a Beach House?

Book a Phu Quoc beach house rental 2–3 months ahead for the December–February peak season, while March–May and November often need only 2–4 weeks. During the June–October monsoon period, last-minute availability and discount discussions are more common.

I would still book earlier than the minimum if you need three or more bedrooms, direct sand access, or a private pool. Whole houses are fewer than hotel rooms, and one strong property can disappear while several ordinary rooms remain available. The island’s weather also changes the beach experience, especially during the June–October monsoon months.

Check arrival and departure hours carefully. Sunset Beach House 3 lists check-in from 2:00 PM and check-out until 12:00 PM, and it allows pets with no extra charges. Those details vary by property; they should never be assumed from another listing. You can also compare timing advice in our holiday rental booking guide.

Beach House Options Compared

“Whole house” covers several arrangements on Phu Quoc. The table below is about what you are renting, not a promise that every property in an area has that feature.

Listing type What you usually get Main question to ask
Standalone villa Several bedrooms, living space, and often a private pool Is the pool and beach route private?
Bungalow compound A private unit with shared grounds or facilities Which areas and facilities are shared?
Resort villa A villa within a managed resort, often with hotel services Is this a private rental or a resort booking?
Beach-adjacent house A house near the coast but not necessarily on the sand How many metres and what obstacles are on the route?

My preference for families is a house with a clear entrance, a shaded outdoor area, and a short documented route to the beach. For couples, an attractive bungalow may be enough. For a group, the bedroom layout matters more than a large living room: check whether every bedroom has a proper door, air-conditioning, and a nearby bathroom. See our family accommodation guide if you are travelling with children.

Phu Quoc Beach House Rental FAQ

What does “beach house” mean in Phu Quoc?

In Phu Quoc, “beach house” usually means a standalone villa, bungalow, or small villa compound marketed for private use, not simply a hotel room beside the sea. Some have direct sand access, while others are 400 m or more inland, so the listing needs careful checking.

How much does a Phu Quoc beach house rental cost?

A Phu Quoc beach house rental can range from a simple bungalow to a high-end private villa, and published rates vary by beach, bedrooms, pool, and season. One Long Beach example, Sea La Vie Beachfront Villa, starts from $218 per night, while current local listings should be checked for exact dates.

Which areas have direct beach access?

Long Beach, Ong Lang, Khem Beach, and selected smaller coastal compounds have listings advertised with direct beach access, but access is not guaranteed by the area name alone. Ask if the path reaches sand directly, crosses a public road, or passes through another property before booking.

Is Long Beach good for renting a whole beach house?

Long Beach is the easiest area for a whole beach house because it has the island’s widest choice of restaurants, shops, transport, and west-facing beach. The beach runs for roughly 20 km, but many rentals are behind the main road rather than directly on the sand.

Is Ong Lang suitable for a private beach house?

Ong Lang suits guests who want a quieter coastal setting and a private pool, but its beach is divided into smaller coves and some properties sit inland. Duong Dong is about 10 km away, so a motorbike or taxi is useful for shopping and restaurant trips.

Is Khem Beach suitable for a villa holiday?

Khem Beach is suitable for a resort-style villa holiday, including all-villa properties such as New World Phu Quoc Resort, which faces the beach. Independent whole-house rentals are less common there than on Long Beach, so confirm whether your booking is a private house or a resort villa.

How far ahead should I book a beach house?

Book a Phu Quoc beach house rental 2–3 months ahead for the December–February peak season, while March–May and November often need only 2–4 weeks. During the June–October monsoon period, last-minute availability and discount discussions are more common.

How can I check that a listing is really beachfront?

Check the property on Google Maps satellite view, ask the host for a video walk from the door to the sand, and confirm whether you must cross a road or another property. These three checks reveal more than the phrase “beachfront” in a listing title.

What should I confirm before paying for a beach house?

Before paying, confirm the exact house, number of bedrooms, private or shared pool, beach route, check-in time, check-out time, cancellation terms, cleaning fees, and who meets you on arrival. Sunset Beach House 3, for example, lists check-in from 2:00 PM and check-out until 12:00 PM.
